Scott Sachtleben identifies and implements KP Development’s strategic vision, initiatives, and real estate opportunities. He also oversees all of KP’s operations and partner relations. With Mr. Sachtleben, the KP organization is dedicated to providing certainty of delivery in quality, cost, and timing for its real estate and capital partners for successful, long-term relationships.
Scott Sachtleben has over thirty-five years of firsthand, day-to-day experience in the real estate industry, ranging from acquisitions, capital structure, entitlements/incentives, development, construction, joint ventures, and leasing. As a developer and principal, he has exceeded several billion dollars in real estate joint ventures, developments, and transactions.
Prior to his role with KP Development, Scott Sachtleben served as Senior Vice President of development for The Desco Group in St. Louis. He was instrumental in launching a national, multi-office platform advancing real estate development in retail, office, and industrial products. Previously, Scott Sachtleben was a senior partner with the law firm Greensfelder in St. Louis, specializing in a broad practice of real estate development and finance.
He earned a Bachelor of Arts in Economics, with Highest Honors, from Southern Illinois University in Carbondale, as well as a Juris Doctorate from Vanderbilt University in Nashville, Tennessee.
Scott Sachtleben serves on the Board of Directors of Reliance Bank and is an active member of a variety of civic organizations. He is also a member of the National Association of Industrial and Office Properties, the Society of Industrial and Office Realtors, the Urban Land Institute, and the International Council of Shopping Centers.
David W. Truetzel is the Chief Operating Officer and Chief Financial Officer of KP Development, LLC. David Truetzel is a seasoned operating and financial executive with over thirty years of experience in the real estate, financial services and healthcare industries. In addition to his role at KP Development, he is a Principal in Oakleigh Development Group, LLC, a developer of senior housing facilities across the United States.
In 2009, David Truetzel became an investment partner in several build-to-suit (BTS) real estate developments in the southeastern United States where he experienced development from the ground up.
Since 2007, he has been a General Partner in Augury Capital Partners, L.P. a growth capital private equity firm focused on the healthcare and financial services industries. To date, he has harvested approximately half the portfolio and will continue to manage the investments in the portfolio until they are successfully liquidated over the next several years.
David Truetzel sits on the Board of Directors of Enterprise Bank, Inc, Verifi Inc., Clearent, LLC, Amedica, Inc., and Paranet, LLC. Mr. Truetzel holds a B.S. in Accounting from Saint Louis University, an MBA from The Wharton School and is a certified public accountant.
Through his work with KP Development and related entities, Scott has nearly 20 years experience in the real estate industry.
During his career, he has directed and managed several million square feet of commercial projects and other real estate assets.
Scott gained his strong government relationships while working in the municipal planning and economic development arena.
Haley holds a Bachelor of Science in Geography and a Master’s Degree in Regional Planning both from Kansas State University.
James White (Jim) recently held the position as Partner with Ridgeline Property Group, responsible for national build‐to‐suit and speculative development projects located strategically in markets throughout the United States. Located in Indianapolis, Indiana, Jim also assisted in procuring capital sources for company projects. Prior to this Jim had extensive development experience as the Chief Operating Officer for the Industrial Division of Johnson Development Associates, Inc. (JDA).
Predominantly, the focus was on industrial development in the Eastern U.S. and Central Gulf Markets regions. Collectively, Jim was instrumental in procuring and managing 6.6 million SF of BTS’ and speculative development with occupiers such as Amazon, Mars, Vitamin Shoppe, Walmart and Lumber Liquidators to name a few. In addition to his lead development role at JDA, White performed financial underwriting and procured joint‐venture equity and construction debt from numerous capital sources.
His previous experience includes his role as the Senior Vice President of the National Facilities Group at Lauth Property Group, focusing on office and industrial development with multi‐market corporate occupiers. Prior to that, Jim spent 11 years acting as First Vice President and Global Services Officer at Prologis, managing dozens of global accounts and directing the development of 21.9 million SF of BTS’ and speculative development projects as well as acquisitions of industrial facilities.
Jim’s other positions held include Sr. Regional Director and Vice President at First Industrial Realty and Vice President of Development Operations at Lincoln Property Company in the San Francisco Bay Area. James was a Certified Public Accountant with the firm of Deloitte, Haskins & Sells in Detroit, Michigan. He is a member of the Indiana Economic Development Association, the Council of Supply Chain Management Professionals and the Kentucky Industrial Development Council. Jim holds a BBA from Western Michigan University including majors in Accounting & Business Law and a MBA from the University of Michigan.
James Kodner joined KP Development as its Director of Finance in 2017. James is responsible for the firm’s financial analysis, budgeting, and capital markets activities, as well as its investment, leasing and business development initiatives.
Prior to joining KP Development, James was an Associate with Stockbridge Capital Group, a real estate private equity firm based in San Francisco, where he conducted portfolio management, asset management and acquisitions for Stockbridge’s development-oriented Opportunity Funds with assets under management of ~$5 billion. Prior to Stockbridge, James worked as a fixed-income Analyst at BlackRock Inc in New York City.
James graduated magna cum laude as a double-major from Tufts University, with a B.A. in Economics and a B.A. in Chinese.
Dan brings over 25 years of Owner Representative experience to the KP Development team. In his role as SVP of Construction, he is responsible for providing overall leadership to the project team in developing and implementing capital construction projects. He has worked on over 500 projects lifetime, representing a cumulative value of more than $3 billion.
With a background in office, medical, retail and industrial space development, Dan’s industry experience in asset acquisition, contract negotiation, and management brings an added level of expertise to KP Development. His work with zoning and easement issues, as well as budget development and tenant finishes, enhances his current project roster.
Jerry has over 27 years of experience in the development, design, and construction industry.
He has held positions with architecture, development, and construction companies where he has served as vice president/director/manager to integrate design and construction on the full spectrum of project types including industrial/warehouse, office, call centers, hospitality, casino, government/military, medical and retail.
Mr. Grunzinger is a practicing registered architect. He is a graduate of the University of Kansas, Bachelor of Architecture Degree.
Scott has been working in the construction industry for 23 years for both large and small contracting and development companies.
Scott has built many interesting projects for clients including recreation centers, school buildings, data centers, retail, office buildings, tilt-up warehouse, numerous medical facilities and a 25,000 sf single family residential project. Scott has held numerous positions ranging from project engineer to vice president.
Scott Rakonick has a Bachelor of Science degree in Civil Engineering. He is LEED AP certified and has constructed a LEED Gold data center and a LEED Silver school building.
Dyana is an accomplished Administrative Manager with extensive experience in implementing organizational strategies for continuous improvements and efficient business operations. She currently supervises, administers and manages the day-to-day activities for KP Development.
Dyana is a highly productive, organized and detail-oriented administrative professional with over 20 years of successful experience in the Real Estate and Financial Services industries. Dyana is also very active in the local community volunteering for both the Humane Society of Missouri – Woman’s Leadership Council and Doorways.
Charles holds a Bachelor of Science Degree in Construction Management from Missouri State University in Springfield, Missouri.
Charles brings a wide variety of knowledge to KP Development, with hands-on project management experience working on numerous FedEx Distribution Centers, and renovations and additions to the Gerdau Manufacturing Facility in Las Vegas, NV.
Charles joined KP Development after working several years as a Project Coordinator in the commercial roofing industry.
